Great book, especially for first time investors like me. I learned how to make money like the Big Boys, with a small initial investment. This book really got me motivated, I plan to get started right away and hopefully retire early!
LAND...The BEST INVESTMENT for Your Money!.......2007-04-19
I must admit, I was skeptical when a friend recommended this book to me. However, I began reading with an open mind and found that I had completely misjudged what I thought "Land Banking" was. If you have money to invest and time, then "Land Banking" is a most exciting and safe way to go about it. We all know that urban sprawl is here to stay. Why not make a fortune by investing in the future? Since reading this book, I have already made my first investment in "Land Banking." I expect a fairly decent return on my money in anywhere from 3-5 years. In my opinion, this a much higher-octane vehicle for investment returns that just stocks or mutuals. Finally, I have to commend Mr. Proulx for enlightening me and many others to the opportunities of not only owning land and making money, but maybe even more importantly, gaining valuable knowledge that myself and my family will use to better our financial futures. I HIGHLY RECOMMEND THIS BOOK TO ANYONE LOOKING TO MOVE UP AND GAIN KNOWLEDGE ABOUT LAND BANKING THROUGH WELL WRITTEN AND ENTERTAINING BOOK!
Useful info for those thinking of investing in real estate.......2007-03-09
This is a useful book for those considering real estate as a long term investment. For those interested in a quick buck or "flipping" this is not for you. From my own experiece money likes to have "certainty" and can get scared when things get risky. I believe if you learn one thing you did not know before reading this book then it's worth the time to read through the info. One bad investment can ruin 10 good ones. Take a look as it could save you lots of money in the long run and make you even more.
Modestly useful book, but make sure to read the fine print..........2006-11-27
This book has a few interesting anecdotes and some general information which is useful enough.
I think the concept advanced by the book may work for smaller investors who don't have the time or money to invest in raw land by themselves.
But read the fine print in any offer before committing. One thing that got me was that the property management company set up to manage the pooled land bank has the right of first refusal to buy the property at the same price a third party would pay, less real estate commissions (the management company is also the sales agent).
Think of it this way. You're selling your home. You hire an agent to sell it. You pay the agent a fee as a percentage of the total price. So far, so good. Your interests are aligned with the agent (you and your agent both want a higher selling price). So your agent goes out and finds a bidder who makes an offer on your property. But what if the agent had the right of first refusal to buy your property at the bidder's price less commissions? Why would someone bother bidding if he knew he could be undercut so easily?
What happened is that the property management company essentially controls the property (right of first refusal) without taking any risk. Sure, you can still make money if your 'land bank' goes up, the the upside is diminished (not commensurate with the risk you're taking).

When people think real estate investing they think multi-family or apartments. Land is so often overlooked because of a lack of understanding the true value. If you've ignored land investing previously, now is the time to consider it.
Pay Dirt is a well written, easily understood book which explains in detail how investing in land can be made affordable for most people. It covers common pit falls to avoid, and provides details that can lead you to winning investment strategies.
It maintains a balance of the necessary information so that even a novice can get involved, without 'talking down' to experienced real estate investors.
The author has a winner here, and you will too if you decide to invest in a copy of "Pay Dirt". I highly recommend this book be included in every serious investor's reference library.

A "Tail" of Intrigue.......2006-05-31
In the 4th book in the Mrs. Murphy and Tucker mystery series, a mysterious stranger has ridden into the sleepy town of Crozet, Virginia. Rumbling in on a motorcycle, the appearance of the man yelling for "Malibu" startles the small town, and they try to insist to the man that no woman by that name resides in the area. Even though the residents of Crozet are curious, they have other things on their minds. The town is worried about a computer virus, Threadneedle, that is supposed to hit businesses on August 1st. When a huge sum of money goes missing from the local bank, everyone assumes that the bank has fallen victim to the computer virus. Everyone scrambles at the bank to locate the missing funds, and when the biker is found murdered, pieces of the puzzle start to fall together. And when Harry and her two famous animal sleuths get involved in the case, you can be sure that she will find and apprehend the culprit.
I have become a big fan of this series, and really enjoy the banter between the animals. The relationships between the members of the town have been evolving, and I like the way that Harry is loved and embraced by the people who have known her all of her life. She works hard, cares for her animals, and genuinely cares for the town and its residents. I look forward to future books in the series, and am hopeful to see more of a love interest for Harry.
If you enjoy "The Cat Who" mysteries by Lilian Jackson Braun, you might want to give this series a try.

Not That Bad, I Guess, but Not That Good Either!.......2005-01-12
I know what I'm in for when I read a Sneaky Pie Brown book, so I shouldn't have been surprised with this one. It's the usual fare - murders in Crozet and all the citizens getting involved in trying to find the murderer. Then there's Tucker and Mrs. Murphy (Harry's pets) who always seem to figure things out before the humans do. These books are definitely of the "cozy" genre, and the characters themselves are quirky enough to make them interesting, but the stories are a little silly. I always figure out who the murderer is right at the very beginning of the book, and then there's usually one or two more murders after that, so as I read I wait for them to happen. In this book we have a dead biker first, and then some shenanigans at the local bank that seem to be connected with the dead biker. I will continue to read this series for the characters (for a time anyway).
I feel at home in Crozet!.......2003-01-26
I absolutely love Rita Mae Brown's characters! I have approximately three more to read and I will have read all she has out at present. Through reading her Mrs. Murphy Mysteries, I have a very vivid appearance of each and every character in Crozet. They're family! Mrs. Murphy, Tucker and Pewter are like my two cats and one dog. Pay Dirt is a wonderful mystery as are all of her stories. I just can't get enough!

The 4th book in this series... again, proves to be a cute read.
Mrs. Murphy and Tee Tucker return with Harry to solve a murder. This book brings the return of Blair, Harry's possible romance, and develops a lot of the character relationships more.
I will be reading more in the series... (i think it's on #10 now!)

The 5th installment, Murder She Meowed, Mrs. Murphy and Tucker Mystery are going to the races. Mary Minor Haristeen (aka Harry) has been asked to be a fence judge for the Montpelier steeplechase race, and being a huge fan of the sport, she readily agrees. She is a witness to a violent confrontation between two jockeys, and when one of the jockeys is found dead later in the day, she quickly begins to suspect that this was not a simple misunderstanding. The murderer leaves a calling card, and when another jockey turns up dead with a similar card attached to the body, Harry fears that there may be at least two more victims. Along with help from Mrs. Murphy (a tiger cat), Tee Tucker (a Welsh corgi), Pewter (a fat grey cat), and some new animal characters (including mice, several cats, and horses), Harry is able to stop this murderous spree in the competitive world of steeplechase.
In the 6th book in the Mrs. Murphy and Tucker Mystery series, Murder on the Prowl, the little town of Crozet, Virginia is shaken by the appearance of an obituary in the local paper. On its own, it wouldn't be shocking, as people unfortunately pass on each day. However, this obituary is of the headmaster at St. Elizabeth's prep school, and everyone is shocked by his sudden "death". Thankfully, the obit turns out to be false and is found to be a school age prank, and the town quickly returns to normal. That is...until one more false obituary of another prominent citizen appears, and the boy who placed the first bogus obituary swears he had nothing to do with this one. Then, one of the men is murdered, shaking the small town and its citizens. Mary Minor Haristeen (aka Harry) is the postmistress of the town, and has solved a few cases in the past with the help of her irrepressible feline companion, Mrs. Murphy, a tiger cat, and her canine companion, Tee Tucker, a Welsh corgi. Adding to that mix is Pewter, a large grey cat who is spending more time away from her former home at the market, to enjoy time with Murphy and Tucker. The four friends jump in to solve a murder, and find themselves fighting for their lives against a killer out for blood.
This is a great series! The animals talk to one another, and feel that they are superior to humans because we do not speak "cat" or "dog". For some readers, it does take a little bit of time to get used to the communication between the animals, but it is well worth it. I love the way that the residents of the town interact with one another, and this is as much of a draw to the books as is the mystery. I am often guessing until the end as to how the mystery will be resolved, and I am also curious to see how the animals will help in solving the case. This series makes me wish I could pack up and visit Crozet on my next vacation.
If you enjoy "The Cat Who" mysteries by Lilian Jackson Braun, you might want to give this series a try.

Airy, nothing concrete.......2005-07-30
Ugh. This book is *not* worth it. There's a lot of fluff, but almost no information you can't find hundreds of other places. It's just a mishmash of old ideas, with absolutely nothing new or concrete. It *certainly* doesn't focus on herbs, as it might seem to; it mentions them a few times in passing, mostly in only one chapter. Instead, get "Making Your Small Farm Profitable," by Ron Macher. Not only does it cover all the ground covered in this book, it does so without the fluff and feel-good-ness, and with real, concrete, actionable plans and ideas.

Gold Mining in Interior Alaska-what it's REALLY like!.......2000-04-20
I live in interior Alaska and have lived at a gold mine myself, and the story told here is not only interesting, but very true to life. I found it an easy read, an enjoyable story, and a book I know I will keep on my shelf and read again. Otis shares his first-hand view of the life of a miner, and tells his story with all the ups and downs he encounters with a sense of humor. Buy two copies, you'll want to share this one with a friend.

Great book- but NO pictures!.......2003-08-31
This is a very interesting book with historical stories relating to the ghost towns.
However, I was VERY disappointed after learning that there wasn't even ONE actual picture in the book of the old ghost towns- just drawings!
I will probably sell this book and seek one out that has old historical photographs as well.
Personally- I think it is fascinating to see the actual pictures of the ghost towns, too.
Evocative and engaging ..........2001-08-22
The western ghost town holds a special mystique for all of us who are fascinated by the history of the American frontier, or who simply love to wander its mountain backroads. As a result, guidebooks to these etherial, abandoned communities abound. It's unfortunate that most such volumes really have little to recommend them, with their quick compilations of boilerplate text and often-reproduced photographs.
"Montana Pay Dirt" is an intriguing and memorable exception to this rule. The book chronicles the histories of Montana's most famous old mining camps with an accuracy and thoroughness found nowhere else, drawing on a combination of extensive archival research and engrossing interviews with old-timers. These fascinating stories are presented in an engaging, evocative style that makes them a joy to read.
Muriel Sibell Wolle researched and visited most of these towns back in the early 1950s, and the book is filled with great first-person stories of her explorations in the backroads of the Montana mountains, driving a large touring sedan and searching for abandoned mines and cabins. A talented artist, Wolle illustrated her books with handsome sketches of ghost town streetscapes -- drawings that alone are worth the price of the volume.
In short, Montana Pay Dirt is certainly among the best of the western "ghost town" books, and it also endures today as a standard history of the Montana mining frontier. Very highly recommended.
